FAQ

What does property management cover?

Viewings and letting, tenant screening, tenancy signing, monthly rent follow-up, repair coordination, regular condition checks, quarterly statements, and move-out inspection with deposit settlement.

How are tenants screened?

Three checks: the tenant holds a valid visa, the company behind the visa is legitimate, and that company’s SSM registration is verified. The owner makes the final decision.

Who decides on repairs?

Minor repairs are arranged by the team directly, with receipts afterwards. For major repairs the owner gets a quotation first and work starts only after approval, except in emergencies.

How often will I get a report?

Once a quarter, sent to your email in January, April, July and October. It lists every income and expense with its date, receipt and balance.

Where is the tenant’s deposit kept?

Deposits go into the owner’s account and are not used for anything else. The deposit is 2.5 months’ rent including the utility deposit, and covers repairs and final utility bills at move-out.

How long are tenancies in Malaysia?

Most commonly 1+1 or 2+1 years; the “+1” is the tenant’s option to renew. Either side that does not want to renew gives written notice two months before expiry. A renewal only needs a renewal document and the original terms carry over. For a normal move-out the tenant gives two months’ notice and the deposit is refunded as agreed.

What happens from signing to move-out?

Four stages: signing and move-in (keys after the deposit is paid), deciding on renewal two months before expiry, the +1 year renewal, and a normal move-out (inspection against the handover record to settle the deposit). The team handles every step on site.

What do owners pay each year?

Maintenance fee, sinking fund, assessment tax (cukai taksiran), quit rent (cukai tanah), fire insurance and sewerage, plus utilities. The team tracks and pays these and lists them in the quarterly report.

What documents do I need?

Sale and purchase agreement, assessment and quit rent bills, utility bills, letter of authorisation, appliance warranty cards, access cards and keys, the building management handbook, and a copy of the owner’s passport. Scans or clear photos are fine.

How are fees calculated?

It depends on the unit and the type of tenancy. Tell the team about your property on WhatsApp or LINE and you will get the full fee breakdown and an estimate.
