How quit rent (Cukai Tanah) is estimated: Built-up area × state rate (residential roughly RM 0.015 to 0.045 per sq ft per year: about 0.035 in KL and Selangor, about 0.040 in Penang, lower in Sabah and Sarawak).
How assessment tax (Cukai Pintu) is estimated: Annual rental value × the local council rate (4% to 10%; this calculator uses 7%). Annual rental value is usually taken as 5% of market value (or actual monthly rent × 12).
Tip: Your actual quit rent bill and half-yearly assessment bill give a more accurate figure; enter those amounts directly.
Tax on rental income: Malaysians and permanent residents pay progressive rates (this calculator uses 24%); non-resident foreign individuals pay a flat 30%.
