Payment percentages: Set by law; developers cannot change them.
When the developer can collect: After each stage is completed and the developer issues a written notice, the buyer pays the amount for that stage within 21 working days.
Buyer protection: The last two stages after vacant possession (VP), at 8 months and 24 months, cover the defect liability period. The lawyer holds these payments as stakeholder, and the developer must repair any defects found during this period at no cost.
Stage 4: The lawyer releases this 2.5% to the developer only after the authority confirms the issue of the subdivided (strata) title.
